I had an excellent experience with getting an RICS level 3 survey report from Midland Property Survey Limited. Communication was a breeze, with easy access via WhatsApp and email, even outside of regular office hours, thanks to their self-employed status. They scheduled a quick appointment and provided a brief report promptly on the same day of the visit, followed by a comprehensive and detailed report as promised, without the need for a single reminder.
The survey highlighted many aspects we hadn’t noticed during our viewing process. My mortgage advisor even praised Warren Gill’s report, noting it was the first of its kind with such thorough detail. Their service truly offers great value for money. Highly recommended!

Great experience from start to finish. Zoe was very friendly and managed to move our survey date forward by a week. The surveyor, Warren, spent almost an hour explaining his findings to us on the day of the survey - all in a very clear, easy to understand way. Before finalising the report he even revisited the property to check a reading on a suspected internal leak that most surveyors would probably have missed. We really felt like Warren had our interests at heart, rather than the box-ticking from surveyors we've had in the past. Highly recommended!

We picked Warren to conduct our house survey based on the reviews we had read about his service. And the outstanding reviews were spot on from our experience.
From our original enquiry to the receiving the completed full report, we have received superior service. Warren went above and beyond with accommodating a survey booking quickly, and produced the full written report in half the time that was quoted. Everything was clearly explained prior to the booking. And there were two particular aspects in the service from Midland Property Surveys which made working with them first rate: (i) the ability to specify a few matters about the house we wanted more attention to and (ii) having a same day telephone conversation about the survey findings.
As a lay person I found the full written report easy to digest.
As mentioned in other reviews, the cost of the survey is at the top end, however IT IS WORTH EVERY PENNY!!!!
A house is the biggest purchase you will ever make, you want to make sure it is the right house and moreover your projected figures for renovation/remodelling are realistic.
For us, the survey report revealed a myriad of issues with the house we were looking to buy, which far outreached any reasonable negotiations on the asking price.
The survey from Midland Property Surveys Ltd saved us from a very costly mistake.
Without any hesitation we will use Warren again.

I have had two surveys with MPS and they were excellent from start to finish. Both Zoe and Warren were professional and friendly, and the surveys were very thorough. It was really helpful to have a phone call on the day and then to receive the survey with photos and follow up emails afterwards. If I had any questions they were always answered promptly and honestly and I would definitely use them again!

I would highly recommend Warren at Midland Property Surveys. Warren carried out a Level 3 Building Survey on a 100 years old house that we wanted to buy in Moor Pool, Harborne. Our initial enquiry was almost instantly picked up and all further communications were smooth and quick. Following the survey, Warren called us to go through his findings, which was great as the report takes two weeks and as a buyer you want to know if there are any major issues asap. We spend over 3 hours (!) on the phone with Warren and he did his absolute best to explain the issues to us in plain language and patiently addressed our questions. The report was issued in timely manner, even a couple of days earlier. It contained over 100 pages with detailed description of the checks and findings with numerous photos to evidence his conclusions. Warren followed up a few times after issuing the report to make sure we don’t have any further questions. We ended up withdrawing our offer on this house due to a number of serious issues flagged (and evidenced) by Warren in his report, which saved us from buying a house which would cost us a fortune in fixing and maintaining. The seller seemed surprised as the survey that he commissioned on this house two years ago didn’t pick any of the major issues that Warren did. While our purchase fell through, we are grateful for our experience with Warren and the knowledge that we have gained from working with him. We certainly know who we are going to instruct to do our next survey as we continue looking for our dream house.

Out of all the survey companies I've contacted to get an example report, Warren at Midland Property surveys was the only report that was actually bespoke, unique and most importantly detailed and comprehensive.
I've used Warren twice now and both times the service and the report quality has been immense, including the invaluable phone call that is taken off straight after the survey has been completed and prior to the report being written.
